Realty sector is flourishing in India, but parallel to this speedy growth the market is also experiencing accelerated rate of property frauds all across the country and especially in Delhi & NCR region by the unethical practices of property dealers, real estate agents and developers. The real estate market in India is growing by leaps and bounds in all the metro cities and specially in Delhi and its adjoining cities like Gurgaon, Noida, Greater Noida and Faridabad.
A smart and sensible buyer always choose a reputed and well known property dealer before making sell/buy decisions. Fortunately, with the advent of digital technology and internet, people can research and inquire about the Real Estate Agents who are fairly working in the market. Furthermore, these days all the reputed real estate agents/property dealers are accessible online and one can contact them as per one's convenience. It is very unfortunate, that Lakhs of people have been cheated by clever property dealers and builders in different parts of India. Month ago a builder from Delhi used the media very tactfully and launched a township in Haridwar few years ago was arrested as his company was booking properties showing fake documents of the land. It is quite shocking that in Gurgaon only there wear as many as 38 cases of frauds have been reported in the last one year and most were pertaining to the registration of property. Similarly in Bangalore at least 5,000 properties were registered with fake forms. In another case, a 33 year old woman real estate entrepreneur was arrested for allegedly selling the property by forging the property documents.
In most of the property related fraud cases it is repeatedly noticed that builders or property dealers had sold properties in the pre-launch of the projects without purchasing the project land and approval from the authorities. Therefore, people must keep patience in taking a decision or exchanging the money, in case of any doubt they must inquire all and should read the documents very carefully. A proper market research and evaluation of the property documents is must before buying a property form a real estate agent. So, it is highly recommended to buy or sell a property only through a reliable real estate agent.
